These terms cover RentRoll, the landlord bookkeeping app. They are written in plain English for the people who keep the books.
Who operates RentRoll
RentRoll is cloud landlord bookkeeping operated by Talon Automation (d/b/a Talon AI) (https://talonai.ai). The public site is https://rentrollcpa.com. https://www.rentrollcpa.com is the same site. Questions about these terms: [email protected].
By creating an account or using RentRoll, you agree to these terms.
The service
RentRoll helps you keep properties, tenants, income, and expenses in one place and export bookkeeping reports. The product may be in beta. Features can change, pause, or be removed.
Pricing
The current price is $10/mo for the first property and $2/mo for each additional property. Subscriptions are billed through Stripe.
Taxes may be added where required. Pricing changes will be posted on the site before they apply to a new billing period.
Payment Policy
This Payment Policy is part of these Terms of Service, operated by Talon Automation (d/b/a Talon AI). Policy version 2026-10-02.
The current price is $10/mo for the first property and $2/mo for each additional property. Subscriptions are billed through Stripe.
When Checkout charges immediately, including a public subscription and a skipped beta survey, the first paid invoice is that day. When an invited beta finishes the day-7 survey, Checkout collects a card and does not charge that day. The first paid invoice is 10 days after the invite was redeemed. That first paid invoice date renews each month until you cancel.
Each customer has one charge day: the date of the first paid invoice, which starts the first paid period. A free trial is not a charge day. Adding a property charges $2 per property right away. Your next renewal bills the full new total. If that charge or a renewal payment fails, RentRoll retries once a day. On the third day we email that the account will be read-only within 24 hours. On the fourth day, if it is still unpaid, the whole account is read-only until it is paid. Updating the card pays open invoices and does not move the billing anniversary. Removing a property does not credit the current period.
You can cancel anytime. Cancellation takes effect at the end of the current paid period, and you keep access until that date. There are no partial refunds or full refunds. After that date the account stays open and becomes read-only until you resubscribe. You can still view and export your books.
There are no partial refunds and no full refunds. If we make a billing mistake, we correct it and refund the amount charged in error. If you have a billing dispute, please contact support first at [email protected]. We'll review it within 7 business days. Chargebacks may result in account suspension.
Your account
You are responsible for activity under your login and for keeping your password private. Give us accurate account information. Two-factor sign-in is required for every account.
Your records
You keep ownership of the property and financial data you enter. You grant us permission to store and process that data so we can run RentRoll for you. We use reasonable safeguards to protect it.
The Privacy Policy describes how service providers help us run RentRoll.
Not advice
RentRoll is for organization and bookkeeping convenience only. It is not tax, legal, or accounting advice. Review your books with your own preparer before you file.
Acceptable use
Do not misuse the service, attempt to access an account that is not yours, or upload unlawful content.
As-is and liability
RentRoll is provided as-is during beta, without warranties of any kind. To the fullest extent allowed by law, Talon Automation (d/b/a Talon AI) is not liable for lost profits, lost data, or indirect damages arising from your use of the service. Our total liability for a claim related to RentRoll is limited to the amount you paid us for the service in the three months before the claim.
Ending use

You may stop using RentRoll at any time. We may suspend an account that breaks these terms or that we cannot keep secure.
